I’ve been a tenant and I’ve had tenants. If there’s one thing I learned about owning a property, it’s that being a good landlord (emphasis on good) is not an easy task—unpaid rent, property damage, and repairs are just a few things to worry about.

One of our favourite property management companies is Oliver Hume Real Estate Group, which we first learned through word of mouth from our staff. Checking further, we appreciate that their team has a combined experience of over 40 years.
It’s also impressive that they handle different kinds of properties in Queensland and New South Wales. But, there are limited options in the listings since they stick primarily to homes.
Their offerings caught our attention too. They’re a full-service rental and property management service that handles pretty much everything under the sun, like repairs, advertising, and assistance when problems arise.
And from what we’ve experienced with them, they can walk the talk. We appreciate their local knowledge and how proactive they were when looking for tenants.
The spotlight has to be their online portal, which makes things easy for landlords and renters. It’s updated in real time, which means you get all the information immediately!

From our experience with them, what sets Gold Coast Property apart is their tailored services. Their team takes the time to get to know their clients, making them feel comfortable with their rapport, and being with them every step of the way.
We were also impressed by how quickly they communicated with landlords. Some reported getting a call in under an hour!
We also like that they have many listed properties, like apartments and detached houses. Unfortunately, some renters we surveyed did mention poor maintenance and slow communication.
On the bright side, the listings are easy to browse and we love how presentable things are—it shows their dedication to renting fast, no?
Besides day-to-day operations, they’re also a go-to when buying, auctioning, or selling a home. They’re like a property manager and real estate agent in one, so this makes them a one-stop shop in our books!

Totally Rentals Gold Coast only specialises in property management and nothing else, which may look like they don’t have lots to offer, but they do!
Since they focus on one thing only, we are confident in their management skills. They didn’t let us down—most clients have noted how action-oriented they’ve been when problems arise.
What’s great is they truly ease the burden on landlords. They’ll look for tenants, collect rent, send easy-to-understand monthly statements, and provide escorted viewings 6 days a week—some managers are even available to contact daily!
The spotlight has got to be their zero tolerance rent arrears management. This ensures the tenant will be notified at once (and multiple times) if payments are missed, which is awesome for the landlord!
We would like to see an improved listing page, though. But that’s a minor issue for us, given that they provide realistic fee structures.

We like Hype Realty because of their 20 years of experience in leasing and managing investments. For us, that speaks volumes about their knowledge of the local housing market.
Plus, it’s cool how friendly their property managers were. When we spoke with them, we felt like they were honest and really had our best interests in mind.
Another highlight is their 30-day advertising guarantee. With this, they will pay from their own pockets to re-advertise your property if it’s not rented in 30 days, which is convenient!
We were also impressed with how they kept updated with the current market trends. The only downside is their website listings aren’t updated frequently.
But, we witnessed how effectively they listed their properties on different platforms because everything looked organised and neat.

Their wide range of services is convenient for property owners. They’re like a one-stop destination—you can count on them to manage your property, as well as rent and sell them.
One of the things we want to highlight is they include professional photos in their listings and they actually use aerial photos of your property. That’s why we didn’t mind it too much that there’s limited property selection.
From what we’ve observed with their client interactions, their attention to detail has been top-notch, which is why most of us weren’t surprised they made it to our list.
For example, in the case of property damage by the tenant, they take up to 200 photos to ensure accountability.
Finally, Propcare One gives a tailored fee structure based on property assessment, which is helpful since landowners won’t have the same budgets.
